What's included in a clean

Most cleaning companies tell you what they include after you have booked. We publish the whole list first.

Everything below is what we actually do. If it is on the list, it is included. If it is not on the list, we will tell you before we start rather than afterwards.

Two services. Which one you need depends on whether anyone is still living in the property.

End of Tenancy Clean

For vacant properties being handed back to a landlord or letting agent

Our fullest service, cleaned to the standard an inventory check-out is measured against. Every task below is published before you book, and we send a photo report when the job is finished. A single oven is included; double ovens and range cookers are quoted separately, and a specialist oven clean is available as an upgrade.

Optional upgrades

Specialist carpet cleaning. A professional machine clean rather than vacuuming: fitted carpets machine-cleaned, accessible carpeted stairs included, stains and high-traffic areas pre-treated where suitable, edges and accessible corners carefully treated.

Specialist oven cleaning. A detailed clean using specialist products and equipment, over and above the standard oven clean already included: oven interior thoroughly degreased, door and internal glass detailed, removable racks and trays cleaned separately, hob and accessible extractor exterior degreased.

Upholstery refresh. Sofas, armchairs and fabric furniture cleaned properly rather than vacuumed. Fabric machine-cleaned with an upholstery hand tool, cushions and covers treated on both faces where removable, arms, backs and headrests detailed, marks and high-use areas pre-treated where suitable.

Pet hair removal. A dedicated pass for embedded hair that vacuuming alone will not lift — carpets, rugs and stair edges, upholstery and fabric furniture, skirtings, corners and under-furniture edges, and pet bedding areas where accessible.

Before we arrive

The property needs to be vacant, cupboards and appliances emptied, the fridge and freezer defrosted, and water and electricity available. We also need reasonable access and parking, and the property clear of builder's or post-renovation debris. Results depend on age, material, staining and existing condition.

Good to know

Carpets are vacuumed rather than machine-cleaned, the oven is cleaned with standard products, and windows are sills and spot-cleaning only. Each of those can be upgraded above. Results depend on age, material, staining and existing condition.

What is not included

The same for both services, unless agreed and quoted separately beforehand:

• Removal or disposal of rubbish, belongings or furniture left in the property

• Garden, garage, shed, loft interior or outbuildings

• Exterior window cleaning

• Mould remediation beyond surface cleaning, and any damp, structural or ventilation fault

• Marks, scuffs or damage to walls needing filling or repainting

• Moving heavy furniture or appliances that cannot be moved safely by one person

• Pest infestation, biohazard or hoarding conditions

• Any work at height needing more than a standard two-step
